Flood concerns the Hawthorns
We are considering purchasing a property in the Hawthorns estate but have concerns of the potential flooding by the Beck/Floodplain. I am aware of the freak flooding that happened in August 2004 but is it a high risk area.

Does the football/Cricket pitch which is classed as a floodplain gather a lot of water and if so who if anyone is responsible for dealing with this problem?

Does the Hawthorns estate suffer from any other flow from the floodplain/football pitch when it rains heavily?

One last question does anyone in the area of the Hawthorns have problems with insurance for flooding?

Hi Robert. I live on The Hawthorns and have no worries about the flooding risk. A very unusual set of circumstances combined to cause the flooding in 2004 and in my opinion those particular conditions won't arise again. My insurance premiums haven't increased significantly, just the excess was increased. Paul
